"Create a Buying Atmosphere"  
                              
*  Put away all valuable jewelry. 
*  Wash dishes, clean and clear counters of small appliances
*  Go through each room and make it neat and tidy.                           
*  Pick up toys that are scattered about.
*  Clear all clutter and organize closets 
*  Remove excess furniture to make areas appear larger.
*  Groom yard to make sure it looks it's best .
*  Repair and repaint any needed areas.  
*  Clean, Sweep and vacuum all floors.
* Professionally clean carpets.
*  Make sure all windowns are sparkling clean.
*  Make beds, hang up any clothes lying about.
*  Use air freshner  or potpourri for an inviting fragrance.
*  Clean bathrooms, polish mirrors and faucets.
*  Put away personal care items and add colorful towels
* Turn on quiet music to set a mood of relaxation.  
* Turn on lights for warm atmosphere for all showings.
* Leave the house to allow buyers to view home privately
* Open drapes during daylight hours to brighten home. 
* Adjust heat or airconditioning for comfortable viewing.
Do not guide the buyers through home, let agent show and sell.
* When possible leave during showings, buyers will feel more comfortable.
* View with a buyer's eye to make sure your home says " buy me". 
* Restrain or remove pets, they will interfere with the showing.
*  Remember you only get one opportunity to make a good first impression
* Ask yourself if you would buy this home as it appears.
